Perhaps you love your home but are just short on space, you may have great neighbours in a great neighbourhood, maybe the home is sentimental to you. Whatever the reason, it is important that the decision to either stay and renovate or move and build is carefully considered. It can be difficult to place a value on your feelings towards your home so renovation is a great way to have the best of both worlds.

An addition or extension to your home is a clever way of increasing your homes floor area, and when done right, the addition or extension can also add tremendous value to your property. At Creative Home Renovations we are very experienced in this area, and understand the importance of clever design and planning to maximise space, functionality and value.

We have simplified this process for our clients with a 3-staged approach for our home extensions and additions. Please read below to understand how this process works and what occurs at each stage.

Home Extensions and Additions Process
 
 

The following items are included within the Home Extension/Addition Stage 1 – Design Concept fee:

• Site inspection and measure
• Client consultation and brief of requirements
• Conceptual floorplan for proposed extension/addition
• Details and specifications of modified floorplan including layout of internal and external walls, doors, windows, openings and wet area set-outs
• Identification of any structural requirements (i.e. removal of internal walls)
• Provide approximate pricing for building works subject to selections of products and materials and any engineering requirements

This stage involves producing a number of documents for council to consider the application and approve us to move forward to the next stage of building consent. This involves the following:

• Client consultation for any changes or modifications to original design concept
• Floorplan of existing dwelling with proposed extension/addition
• Schematic and development drawings including site plan, floor plan, and elevations with all relevant details and specifications
• Council consultation and submission of relevant documentation

This is the final stage of the council submission process which will provide approval to commence building works. The following documents will be produced from this stage:

• Final site plan and elevations with all relevant details and specifications
• Final floor plans and section details
• Roof layout
• Drainage plan
• Electrical plan*
• Shadow diagrams*
• Energy rating report*
• Engineering drawings and specifications*
• Any other specific details required for council*

With this information in hand, you as the client have the clarity needed to know exactly what you are getting and what it will cost you.
